Alternative Bridging Corporation has expanded its proposition into longer-term property finance with the launch of Alternative Commercial Mortgages.
The new subsidiary, known as ACM, will provide mortgage products through brokers for commercial, semi-commercial and residential buy-to-let property.
The move takes Alternative Bridging Corporation beyond its traditional short-term lending activity, with ACM offering finance for property purchases, refinancing and capital raising.
Loans are available up to 75% LTV on terms ranging from five to 30 years. The range includes fixed and discounted variable-rate options, while borrowers can also choose interest-only repayment.
Eligible property includes offices, industrial and warehouse units, retail premises, mixed-use property and residential investments.
The lender said the products have been developed for property investors and commercial owner-occupiers requiring longer-term finance, with applications assessed using a case-by-case underwriting approach.
Brokers will be able to submit and manage business through ACM’s broker portal, with regionally based IBDMs providing a point of contact throughout the process from application to completion.
Jonathan Rubins (pictured), director and chief commercial officer at Alternative Bridging Corporation, said: “Commercial-term lending doesn’t need to be complicated. Brokers can be faced with numerous product options and conditions, which can make it difficult to establish quickly what a lender can and cannot do for their client.
“We’ve designed ACM to remove as much of that complexity as possible. The proposition combines straightforward product options with flexible underwriting and clear communication, so brokers can get the answers they need and greater certainty from the outset.
“We’re bringing the same practical, case-by-case approach that brokers know from Alternative Bridging into longer-term commercial lending.
“We want ACM to give brokers a simpler way to place commercial loans, backed by people who understand property and property finance and are on call whenever they are needed.”
