NatWest has introduced a dedicated telephone service for mortgage brokers handling new-build cases, providing direct access to business development managers trained in the sector.
The lender said the service is intended to give intermediaries specialist support at different stages of a new-build mortgage, from initial case discussions through to completion.
Brokers can use the line for pre-submission discussions, criteria and development exposure checks, as well as queries relating to underwriting and valuations after an application has been submitted.
The service will also handle urgent escalations and provide support as cases approach completion.
The dedicated number is 0345 026 0005, with Relay UK available on 18001 0345 026 0005.
Nadine Edwards, head of intermediary distribution at NatWest, said: “We know new-build cases can involve additional complexity and time-sensitive milestones.
“The New Build line gives brokers a direct route to specialist expertise, helping them get answers quickly and support their customers with confidence from enquiry to completion.
“It’s important to us that we make our intermediaries services as helpful and efficient as possible.”
NEW-BUILD CRITERIA
NatWest regards a property as new-build if it has been newly constructed, first occupied in its current state, or significantly modernised, refurbished or altered during the previous two years. The decision on whether a property falls within the definition is made by the valuer.
The lender offers mortgages at up to 95% loan-to-value on new-build houses and 90% on new-build flats, subject to its lending criteria.
Green Mortgage options are available for qualifying new-build properties regardless of the developer, while builder and developer incentives can be considered up to 15%. Where incentives exceed 5%, the amount above that level is deducted from the purchase price for lending purposes.
Mortgage terms of up to 40 years are available, with a maximum borrower age of 75 at the end of the term.
