Molo cuts specialist buy-to-let and semi-commercial mortgage rates

Published on

Molo has reduced rates across its specialist buy-to-let and semi-commercial mortgage ranges for UK-resident borrowers, with cuts of up to seven basis points.

The lender has lowered two-year fixed rates by five basis points (bps) and five-year fixed rates by seven bps, with the revised pricing taking effect from today (19 October).

Within its specialist buy-to-let range, which covers houses in multiple occupation (HMOs), multi-unit freehold blocks (MUFBs) and new-build properties, two-year fixed rates now start at 3.66%, while five-year fixed rates start at 5.38%.

Molo has also reduced its semi-commercial mortgage rates, with two-year fixes available from 5.91% and five-year fixes from 6.38%.

The lender continues to apply no additional rate premiums to larger specialist properties, including HMOs with 12 or more rooms and MUFBs containing 12 or more units.

STANDARD BUY-TO-LET PRICING UNCHANGED

There are no changes to Molo’s standard buy-to-let range, where rates continue to start at 3.66%.

Pricing for overseas borrowers also remains unchanged. Rates for non-UK residents start at 4.88%, while expat products are available from 4.68%, with lending of up to 85% loan-to-value (LTV).

The revised specialist and semi-commercial pricing applies to UK-resident borrowers only.

Martin Sims, distribution director at Molo, said: “Landlords and brokers continue to operate in a market where financing costs remain a key consideration and economic conditions can change quickly. Where funding conditions allow, we are committed to passing those benefits on to borrowers.

“These latest reductions across our Specialist buy-to-let and semi-commercial ranges provide brokers with more competitive options for clients looking to purchase or refinance, helping investors make the most of emerging opportunities in the market.”
