West One cuts residential rates and adds Premier Plus credit tier

West One Loans has cut rates across its residential mortgage range and introduced a new credit tier aimed at borrowers with minor recent credit issues.

The specialist lender has launched its Premier Plus tier for purchase, remortgage and Shared Ownership cases, with rates starting at 6.59% and lending available up to 85% loan-to-value (LTV).

Premier Plus permits up to three missed payments on unsecured credit during the previous 12 months, provided the accounts are now up to date. It will also accept one satisfied CCJ of up to £500 and satisfied or unsatisfied defaults below £500.

Loan-to-income (LTI) multiples of up to 5.5 times income are available as standard under the tier.

For Shared Ownership borrowers, Premier Plus is available up to 95% and 100% loan-to-share-value, with rates starting from 6.74%.

LTI BOOST CHANGES

West One has also increased maximum LTVs to 85% across its Premier Plus, Premier, Platinum and Prime Plus LTI Boost ranges, which offer uncapped LTIs.

A new selection of variable-fee products has been introduced, with rates starting at 5.99%. These come with 1% and 2% fee options and are available for loans of at least £250,000.

The lender is also temporarily waiving application fees across purchase and remortgage business.

Free valuation options have been extended across West One’s fee-assist range for purchases and remortgages. Fee-free remortgage options include either a free valuation or automated valuation model (AVM), together with a free fast-track legal service.

The legal service completes the required work by mortgage offer stage and accepts electronically signed mortgage deeds. West One said offered cases using the service between January and August 2026 completed in an average of 12 days.

It is also available on debt consolidation remortgages, with debts discharged directly on completion for a one-off £35 fee.

AVMs are available up to 75% LTV on West One’s standard range and up to 85% LTV on its “extra” range, subject to eligibility.

Marie Grundy, managing director of residential mortgages at West One Loans, said: “This is one of the biggest updates we’ve made to our residential range, and it’s all about giving brokers more ways to say yes to their clients.

“Now clients with very minor credit blips have access to lower rates, extended options within our LTI boost range and more fee-free and free-valuation options expand the options available to brokers with clients who need them.

“These changes are designed to meet real cases we see every day. We keep listening to our broker partners and evolving our products to meet them and their clients where they’re at in the current market.”
