Scottish rental market continues to flourish

Scottish lettings portal Citylets has reported that rent levels across the country are continuing to rise and flats are being let out up to a week quicker than last year, as more tenants shun the property sales market in favour of renting a home instead.

According to the latest Citylets quarterly data report – which indicates how rent levels are performing in Scotland’s biggest cities – the average rental price in Scotland has risen by 3.3% over the past year to £654.

Over the past year, the average time taken for properties to rent across the country has also dropped by seven days, indicating that there is now greater competition among tenants for rented property in Scotland.

The report also shows that Scotland’s average time to let figure – a key indicator of demand for the private rental sector – was 38 days in Q2 2010, compared to 45 during the same period in 2009.

The best performing city in Scotland is Edinburgh, where rents have been rising across all property sizes. The average rent for a one bed flat in the city now stands at £520 – a rise of 3.2% on Q2 2009 – while the average rent for a two bed flat has risen 4.6% to £680.

In Glasgow, the average rent for a two-bed flat is now £595 – a rise of 2.4% on Q2 2009 – while the average rent for a three-bed property has risen by 6.9% to £817.

Although it is still the most expensive city to rent property, Aberdeen’s rental market has been slightly flatter than the rest of Scotland, with the average rent for a one-bed flat in the city falling by 1.1% to £543. However the average rent for two bed properties in the city has risen by 2.7% to £790 since Q2 2009.
