A mortgage-financed property purchase in Swansea has completed six days after the draft contract pack was received.
ONP Solicitors, part of Movera, handled the purchase with iamproperty Group, Connells Group and Medway Law, the legal services business representing the seller.
The six-bedroom, five-bathroom terraced property was bought through iamproperty’s modern method of auction service. The deal was the partnership’s fastest completion involving mortgage finance.
ONP represented both the buyer and the mortgage lender, which required three days’ notice to release the funds. Medway Law, part of iamproperty, acted for the seller.
The average time required to sell a UK home is 205 days, according to TwentyEA. The modern method of auction provides a fixed 56-day completion period from receipt of the draft contract pack and was chosen because the seller wanted a quick and secure sale.
The firms began working together in late 2024. ONP and Medway Law pair conveyancers on cases shared with Connells Group in an attempt to improve communication and speed up transactions.
The partnership previously completed a cash purchase in three days, but the Swansea deal is its fastest purchase involving a mortgage.
Charlie Darby, senior property lawyer at ONP, said: “Completing a purchase within six days where mortgage finance was required demonstrates what’s possible when teamwork comes together.
“With modern method of auction, success relies on maintaining constant momentum throughout the transaction and working so collaboratively with the Medway Law team has allowed us to do this.
“It’s a great result and I am delighted for the customer.”
The case was handled for Medway Law by Catherine Clarkson, conveyancing fee earner, and Bethany Walker, conveyancing assistant.
Clarkson said: “I really enjoyed working with ONP Solicitors on this transaction. It was a combined effort that turned out to have a great result.
“Clear communication between myself and Charlie at ONP along with the effective processes we have in place made the six-day turnaround possible. I look forward to continuing our collaboration with ONP and creating a highly positive moving experience for our clients.”
Nick Hale (pictured), chief executive at Movera, said: “Yet again, our partnership with Connells Group and iamproperty Group has demonstrated what it is possible to achieve if the industry aligns to improve the property transaction process.
“With each new transaction, our partnered teams of property lawyers are streamlining their processes and developing their communication skills — working together to solve any problems that may arise.
“The speed of this transaction also illustrates that modern method of auction is a viable alternative to private treaty for home movers requiring mortgage finance, and wanting to achieve market rate, but with the certainty of a faster sale.
“Overall, this property in Swansea is a great example of how our partnership, and modern method of auction, is generating great results for customers.”
Jean Coughlan, home conveyancing director at Connells Group, said: “This is another fantastic example of a true partnership, with collaboration and positive intent delivering real results for our customers and our respective businesses. The fact that the conveyancers really enjoy working with each other is a testament to the strong cultures of all the partners involved to want to innovate, stop working in silos and truly work as one team.
“Further proof that Connells Group plus our partners have that strong commitment to ‘Make Homes Happen’.”
