Gable launches 100% LTV mortgage range for first-time and next-time buyers

Gable Mortgages has launched a 100% loan-to-value mortgage range aimed at first-time buyers and home movers who can afford repayments but do not have a cash deposit.

The range includes five-year fixed-rate products for standard residential purchases and selected new-build homes, with rates starting from 6.40%.

Gable said the products require no cash deposit, guarantor or other collateral security, although applicants will be subject to full underwriting covering income and expenditure, credit history and interest rate stress-testing.

The lender’s standard five-year fixed zero-deposit mortgage is priced at 6.60% and is available to eligible first-time buyers and next-time buyers purchasing established residential properties.

Loan sizes range from £125,000 to £1 million, with repayment terms from five to 35 years. Applicants must be aged at least 21 at the start of the mortgage and no older than 75 at the end of the term.

The minimum income is £27,780, falling to £25,000 for eligible key workers. The mortgage is available on a capital and interest repayment basis only.

A product fee of 1% of the loan amount applies to the standard zero-deposit mortgage and includes the standard mortgage valuation fee.

Gable is also offering a 100% LTV mortgage on selected Barratt Redrow developments. The five-year fixed-rate new-build product is priced at 6.40%.

Under the new-build proposition, the customer pays no product fee, with the developer covering the product and standard valuation costs.

Gable said the launch was designed to address deposit affordability, which remains a significant barrier to home ownership despite many prospective borrowers being able to meet monthly mortgage payments.

The lender cited figures showing that just 8% of people aged 25 to 34 can afford a 10% deposit, while Halifax data put the average first-time buyer deposit at £61,090 in 2024, equivalent to 20% of the purchase price.

Office for National Statistics figures show that average private rents in England reached £1,442 a month in May 2026. Gable said this meant the average first-time buyer deposit was equivalent to more than 42 months’ rent.

The launch also comes as further pressure on rental affordability is expected, with Zoopla having forecast rent increases of 4% to 5% by the end of 2026.
