Twenty7tec is giving RESEARCH users free access to its ADAPT market surveillance tool for two months as mortgage advisers contend with a rapid pace of product and criteria changes.
Users can sign up for the trial until 31 July. The initiative follows sustained lender activity throughout the year, with Twenty7tec recording 2,503 update requests and more than 450,000 individual product amendments since the start of 2026.
In July alone, lenders made 295 update requests covering 46,844 individual product amendments by 22 July.
Changes announced across the market during the past week included mortgage rate increases and reductions, product launches, expanded affordability models and revised lending criteria.
Barclays initially cut selected residential mortgage rates by as much as 66 basis points before raising rates this week. Nationwide, NatWest and Virgin Money also increased rates across parts of their ranges.
Other lenders introduced buy-to-let, bridging and specialist lending products, as well as changing income multiples, loan-to-value limits and eligibility criteria.
The pace of activity means products recommended by advisers can be repriced, withdrawn or amended before completion, requiring firms to monitor the market while managing client service and regulatory obligations.
ADAPT, which is integrated into Twenty7tec’s RESEARCH system, monitors recommended mortgage products from sourcing through to submission. It alerts advisers when a selected product is withdrawn or when its rates, fees or lending criteria change.
The system also provides daily market summaries, monitors products for up to 12 months and creates an audit trail intended to help firms meet their Consumer Duty obligations and demonstrate continuing suitability checks.
