West Brom Building Society has launched a mortgage range for foreign nationals living and working in the UK following a pilot programme conducted last year.
The products are available to first-time buyers and home movers who were born outside the UK and do not hold British citizenship.
West Brom said the range was intended to help applicants who had established lives and careers in Britain but could encounter barriers when seeking a mortgage.
The launch follows a pilot conducted in 2025 through which the society examined customer eligibility, lending policy and the circumstances of foreign national borrowers.
The range includes a fee-free two-year fixed-rate mortgage at 5.34% up to 80% loan-to-value and a fee-free two-year fix at 5.45% up to 90% loan-to-value.
A fee-free five-year fixed-rate mortgage is available at 5.40% up to 80% loan-to-value. The society has also introduced a shared ownership product, offering a fee-free two-year fixed rate of 5.52% up to 95% loan-to-value.
Under the new criteria, applicants holding skilled worker, formerly Tier 2, visas, health and care worker visas or pre-settled status may borrow up to 90% loan-to-value, subject to having at least three years of UK address history.
Applicants with spousal visas will also be considered up to 90% loan-to-value if they have a minimum three-year UK address history and apply with someone who would qualify independently, such as a British national or a person with indefinite leave to remain.
Dependent visa holders may be accepted up to 90% loan-to-value where they have at least three years of UK address history and are applying alongside a skilled worker visa holder.
