Molo cuts buy-to-let mortgage rates by 12 basis points

Molo has reduced rates across its standard and specialist buy-to-let mortgage ranges for UK residents by 12 basis points.

The specialist lender’s two-year fixed rates for standard buy-to-let properties now start at 3.09%, while five-year fixed rates begin at 4.87%.

The products are available to individual landlords and limited company borrowers.

Rates for specialist properties, including holiday lets, houses in multiple occupation, multi-unit freehold blocks and new-build homes, now start at 3.19% for a two-year fix and 4.97% for a five-year fix.

Molo said it would continue to apply no rate premium to larger properties, including houses in multiple occupation and multi-unit freehold blocks with 12 or more rooms or units.

The lender’s semi-commercial rates remain unchanged, starting at 5.65%.

Pricing for non-UK resident and expatriate borrowers is also unchanged, with rates beginning at 4.63% and 4.43% respectively. Products are available at up to 85% loan-to-value.

The revised rates take effect immediately. Molo’s product guides for UK residents, non-residents and expatrites are due to be updated on 13 August 2026.

Martin Sims (pictured), distribution director at Molo, said: “The latest reductions strengthen our support for brokers working across the buy-to-let market.

“Whether placing straightforward landlord cases or more specialist transactions involving HMOs, holiday lets or larger portfolio borrowers, brokers can continue to access competitive pricing covering a broad range of client circumstances.”
