LGSS targets growth as valuation market becomes more complex

Legal & General Surveying Services is seeking to increase its profile in the mortgage market after investing in its leadership, technology and industry partnerships.

The valuation provider said it intended to reinforce its position among lenders managing increasingly complex property cases.

Since moving to new ownership, LGSS has expanded its senior leadership team and invested in the technology and expertise underpinning its valuation services. It has also developed new and existing industry partnerships.

The business completed more than 376,000 valuations in 2025. It supports lenders through RICS-regulated surveyors, data capabilities and technology used to determine the appropriate valuation method for each case.

LGSS said lenders were increasingly seeking valuation partners able to combine experienced surveyors with modern technology and risk management.

As more straightforward cases are handled through automated processes, it expects the assessment of complex properties to become a more important point of distinction.

Richard Sexton (pictured), managing director of Legal & General Surveying Services, said: “The valuation market has changed significantly over recent years, the rate of change is picking up speed, and our business is evolving with it.

“We’ve invested in experienced people; we’ve strengthened our technology and continued to focus on nurturing industry relationships.

“That work has given us a platform for growth. The next chapter starts now, and we’re looking forward to sharing more about what that means for our clients and the wider market.

“The market doesn’t need another valuation firm trying to process more cases faster. It needs firms that know when technology is appropriate and when professional judgement makes the difference.

“That’s the business we’re continuing to build.”
