HSBC cuts residential and buy-to-let mortgage rates

HSBC UK is reducing rates across its residential and buy-to-let mortgage ranges from 19 August 2026.

The changes cover products for first-time buyers, home movers and remortgage customers, including mortgages on properties with an A or B energy performance certificate.

HSBC will also introduce 80% and 85% loan-to-value options within its High Value Mortgage range. The new options include two-year and five-year fixed-rate products for first-time buyers, home movers and remortgage customers, alongside two-year trackers.

Among its first-time buyer products, the lender is cutting rates on two-year Fee Saver deals between 60% and 90% LTV and five-year Fee Saver mortgages between 60% and 95% LTV. Reductions will also apply to selected Standard, High Value Mortgage and Premier Exclusive products.

Home mover changes include reductions to selected two-year and five-year mortgages at up to 95% LTV. Remortgage cuts span Fee Saver, Standard, High Value Mortgage and Premier Exclusive deals, including products with cashback.

Within HSBC’s buy-to-let purchase range, rates are being reduced on selected two-year products at 65% and 75% LTV and five-year products at 60%, 65% and 75% LTV. These include Standard, Fee Saver, Premier Exclusive and £3,999 fee products.

Buy-to-let remortgage reductions cover selected two-year Fee Saver products at 65% and 75% LTV, together with five-year products at 60% LTV. A selection of energy-efficient home mortgages will also be reduced.

The lender is making further cuts to international residential and buy-to-let products. These affect selected two-year residential mortgages at 70% and 75% LTV and international buy-to-let deals at 60%, 65% and 75% LTV.

Premier mortgage rates are available only to existing HSBC Premier current account holders. Customers without an eligible account at the point of application must initially select a product from the lender’s standard range.

Applications using existing product codes must be submitted in full by midnight on 18 August. Supporting documents must be supplied within 30 calendar days of submission.
