LendInvest launches semi-commercial BTL lending products

LendInvest has launched a new semi-commercial proposition within its range of buy-to-let products.

The lender’s newest proposition will be across two and five-year fixed rate terms, starting at 5.94% and available for individuals and corporations that meet its Tier 1 and Tier 2 borrower profiles.

Expats will also be considered, provided that a professional UK-based management agent is established and in place to look over the asset.

As is the case with all of LendInvest’s buy-to-let products, mortgage intermediaries will be able to submit the initial inquiry, application and monitor the entire process from the company’s mortgages portal platform, along with having direct access to dedicated teams of underwriters and case managers.

The launch comes amid continued growth in the UK semi-commercial market, which now accounts for 24% of all commercial lending activity.

LendInvest said application volumes doubled in 2024, with momentum rising a further 58% in the first half of 2025.

It added that demand is being driven largely by investor appetite for retail units with residential flats above, which now account for 69% of mixed-use applications.

Shifting market

Rod McPherson, head of distribution at LendInvest, said: “Everyone at LendInvest is incredibly proud to announce the formal expansion of our buy-to-let product suite to include semi-commercial lending.

“This strategic evolution of our offering is a direct response to the invaluable feedback we regularly receive from our network of trusted broker partners.”

He said in recent months, its intermediary partners have highlighted a shifting market, with landlords and property investors increasingly looking beyond traditional residential investment.

He added: “In a bid to diversify their portfolios and capture higher-yielding returns, there is a growing demand for mixed-use properties.

“By introducing this semi-commercial proposition, we are not just expanding our product line; we are actively equipping our partners and their clients with the flexible, robust financing tools they need to seize these sophisticated market opportunities and achieve their long-term growth objectives.”
