Gable Group targets £250m of high-LTV mortgage lending

Gable Group has secured a long-term funding line from an unnamed European bank to support the launch of residential mortgages with loan-to-value ratios of up to 100%.

The London-based fintech and insurance group plans to deploy as much as £250 million through an FCA-regulated partner over the next 12 months, before expanding the programme in subsequent years.

Gable is targeting the UK’s £82 billion first-time buyer market. Its mortgages will be distributed through intermediaries and selected housebuilder partnerships to creditworthy borrowers in England and Wales.

The company said the products would not require a cash deposit, guarantor or other collateral. They will be supported by insurance provided by Gable Sure, the group’s insurance subsidiary.

Gable said deposit requirements remained the principal obstacle to homeownership, with only 8% of people aged between 25 and 34 able to afford a 10% deposit.

Halifax data cited by the company showed that the average first-time buyer deposit reached £61,090 in 2024, equivalent to 20% of the purchase price and 14% higher than a year earlier. Gable compared this with average savings of £16,000 among UK adults.

Average private rent in England reached £1,442 a month in May 2026, according to the Office for National Statistics. This would make the average first-time buyer deposit equivalent to more than 42 months’ rent.

Gable Group was founded in April 2024 and is headquartered in London. Weinstein previously spent six years at Investec, where he was responsible for originating transactions worth more than £500 million, followed by two years at ASK Partners, where he set up and led the institutional markets team.

Eaton has more than 20 years’ experience in banking and financial services. He spent 10 years at Barclays in senior treasury and risk roles and later served for five years as deputy chief executive while helping to build Perenna Bank.
