Eden publishes guide to help movers navigate conveyancing process

Eden Conveyancing has released a free Smart Home Movers Guide 2026 to help buyers, sellers, remortgagors and downsizers understand the moving process.

The guide has been written by Eden’s conveyancing team after working with thousands of home movers and identifying common concerns around communication, documentation, searches, surveys and chains.

According to figures cited by Eden, the average move in 2025 cost £17,831, while the typical timeline was between 12 and 17 weeks. The firm also said one in three transactions still falls through, often because of avoidable issues such as missing documents, slow communication and misunderstandings.

The guide is designed to support movers regardless of which professionals they choose to work with, including those buying their first home, moving up the ladder, remortgaging or downsizing.

It covers areas including how searches work, why they take different lengths of time, moving home checklists, questions to ask estate agents before making an offer, what movers can and cannot control, stage-by-stage timelines, the wider costs of home ownership, conveyancing red flags at viewings, and how chains operate.

Katrina Lamont, head of legal operations at Eden Conveyancing, said: “We’ve helped thousands of movers, and the same worries came up again and again. People felt unsure, didn’t know what to ask and were anxious about what might go wrong.

“This guide gives them clarity early on, so the whole move feels calmer and far less surprising.”

Lamont added: “We wanted to give movers the confidence they usually only get once they’ve already hired a conveyancer. This guide lets them feel informed from day one, instead of guessing their way through it.”
