Darlington Building Society has completed a £420,000 joint borrower sole proprietor mortgage involving two students and a parent earning in US dollars overseas.
The loan was secured against a £525,000 property at 80% loan-to-value.
The case, introduced by Alison Mitchell, mortgage and protection adviser at RobMac Mortgages, involved three applicants. Two were students living in Glasgow, while their father was based in Barbados and received his income in US dollars.
The father joined the application under a joint borrower sole proprietor arrangement, requiring the society to assess foreign-currency income and affordability alongside the applicants’ differing circumstances.
Darlington said it considered the application on its overall merits, including the overseas income and the proposed ownership structure. Mitchell worked with Kiale Sheret, business development manager at the society, during the application.
The completion follows a £530,000 interest-only remortgage handled by Darlington earlier in July. That case involved three applicants and had previously been declined by several mainstream lenders.
Chris Blewitt (pictured), head of mortgage distribution at Darlington Building Society, said: “This is exactly the type of complex, real-world case where our market knowledge, experienced underwriters and flexible approach can make a genuine difference.
“By taking the time to understand the full picture, we were able to support the broker and help deliver a positive outcome for the clients.”
Mitchell said: “From the beginning, the support was there, even though this wasn’t a clear-cut case. Darlington took a common-sense approach and considered the case on its own merits.
“Looking for a JBSP, with the main earner living in Barbados and earning in US dollars, I didn’t think I had a chance of getting it placed.
“The support from Kiale was excellent. He worked closely with the underwriter throughout the process to help secure a positive outcome.
“The clients are delighted and can’t wait to move.”
