The Vernon launches new range for complex prime borrowers

Vernon Building Society has introduced a new range of complex prime mortgages aimed at borrowers with non-standard incomes, unique financial circumstances or those purchasing unusual property types.

The launch reinforces the mutual’s commitment to manual underwriting and personalised decision-making for customers across England and Wales, distinguishing it from larger lenders that rely heavily on automation.

The complex prime range comprises four new products, all available for purchase or remortgage. Sole applicants can borrow up to 5.5 times their annual income, while joint applicants can access up to five times.

The products include a two-year fixed rate at 4.75% until 31 January 2028 with a £999 fee, available up to 80% loan-to-value (LTV) and a maximum loan of £500,000. A five-year fixed rate at 4.89% runs until 31 January 2031 with the same fee, LTV cap and loan limit.

There is also a two-year discount mortgage at 4.65% (a 2.95% discount from the 7.60% standard variable rate) with a £499 fee, available up to 80% LTV and a maximum loan of £1 million, allowing up to 25% overpayment without charge.

A second two-year discount option is available at 5.19% (a 2.41% discount from the 7.60% SVR), also with a £499 fee, up to 90% LTV and a maximum loan of £450,000. Like all Vernon discount products, it offers 25% overpayment flexibility.

Underwriter discretion will apply across the entire range, enabling lending outside standard criteria where appropriate.

Brendan Crowshaw, head of mortgage and savings distribution at Vernon Building Society, said: “The Vernon personally underwrites every mortgage application, and we have developed a strong track record in being able to say ‘yes’ when larger lenders have to say ‘no’ as a result of rigid lending policies and automated decision making.

“We already have a strong reputation for catering for customers with complex mortgage needs, but with this enhanced range, brokers can offer their clients an even wider range of suitable products.”
