RAW Capital Partners widens remit with new UK mortgage range

RAW Capital Partners has expanded into the mainstream UK lending market with the launch of a dedicated mortgage range aimed at domestic borrowers.

The move represents a significant shift for the Guernsey-based specialist lender, which for a decade has focused largely on foreign nationals, UK expats and Channel Islanders seeking buy-to-let investment property. Until now, lending to UK residents has taken place only by exception.

That changes with the introduction of the RAW UK Mortgage Company, a new vehicle through which the lender will offer products to UK-based companies and professional landlords.

The emphasis remains on specialist, flexible mortgages designed to address needs not adequately met by mainstream lenders.

The new range includes term loans of up to 10 years for buy-to-let investors, with one, two and three-year fixed-rate options. For shorter-term requirements, RAW will provide bridging finance for up to 18 months, available for business purposes such as renovation, refurbishment and development exit.

UK borrowers will also gain access to features already embedded in the lender’s international proposition. These include credit decisions made in person by a committee, no stress testing, and a decision in principle issued within one business day.

The expansion follows a period of notable change for the business. In recent months RAW has increased its maximum loan-to-value from 55% to 70%, while 2025 has been its strongest year to date.

The lender also recently surpassed £200 million in assets under management within the RAW Mortgage Fund.

“The timing feels right – the Bank of England has been cutting the base rate throughout 2025, but so many brokers, and their UK clients, are still unable to access the specialist mortgages they need.

The launch is aimed to strengthen RAW’s position among brokers who frequently work with clients requiring bespoke lending solutions, particularly against a backdrop of evolving economic conditions and ongoing shifts in the buy-to-let sector.

Its entry into the wider UK market also adds further competition in a specialist arena where flexibility and speed remain decisive factors for professional landlords and investors.
