Paragon refreshes buy-to-let range with rates from 3.55%

Paragon Bank has refreshed its buy-to-let mortgage range, introducing rates from 3.55% and products at up to 80% loan-to-value (LTV).

The range includes 2- and 5-year fixed-rate mortgages at 60%, 70%, 75% and 80% LTV for property purchases and remortgages.

Products are available through the lender’s Core and Tailored propositions to individual and limited company landlords across England, Scotland and Wales.

The Tailored range supports buy-to-let applications that fall outside Paragon’s standard lending criteria and may require a more individual underwriting approach.

GREEN MORTGAGE PRICING

Within the lender’s single self-contained property range at 75% LTV, 2-year fixed rates start at 3.55% for homes with an Energy Performance Certificate rating of A to C.

Equivalent products for properties with lower EPC ratings begin at 3.60%.

Five-year fixed rates start at 4.95% for qualifying green properties and 5% for homes with an EPC rating below C.

Paragon has also introduced 2-year fixed rates from 3.70% at 75% LTV for houses in multiple occupation and multi-unit blocks. Five-year fixed rates for these property types begin at 5.10%.

CORE AND TAILORED OPTIONS

The refreshed range offers nil-fee, fixed-fee and percentage-fee pricing structures. Selected products include cashback of up to £1,000, with application fees varying by product and property category.

James Harrison (main picture, inset), product manager at Paragon Bank, said: “While swap rates remain volatile, we’ve created efficiencies within our pricing and proposition processes that allow us to respond quickly to market movements when they occur.

“At the same time, we’ve ensured brokers can access these products across both our Core and Tailored ranges.

“This provides options for landlords with straightforward borrowing requirements, as well as those with more complex circumstances that may benefit from a tailored underwriting approach.”
