Gen H has opened its Scottish distribution to all brokers on its panel, following an exclusive pilot with Mortgage Advice Bureau in February.
The expansion gives Scottish brokers on the lender’s panel access to Gen H’s income booster mortgage, as well as criteria aimed at borrowers with more complex circumstances.
The lender said its approach is particularly suited to self-employed borrowers, foreign nationals and applicants with complex income, where traditional lender criteria can restrict affordability or eligibility.
For self-employed applicants, Gen H uses latest-year income assessment rather than averaging income over two years. It can also accept recent trading losses and consider borrowers with one year of trading history where they can demonstrate previous sector experience.
The lender said this addresses a gap in the Scottish market, where some self-employed borrowers face difficulties if they have claimed business expenses or had a recent loss.
Gen H’s income booster allows friends or close family to join the mortgage to increase how much the owner can borrow. They are liable for the mortgage, but do not have to contribute to payments while the mortgage remains in good standing.
The product includes Gen H’s Ejector Seat calculation, which removes income boosters from the mortgage when they turn 85. The lender said this is designed to help borrowers access longer terms and keep payments lower.
Gen H said affordability remains a challenge in Scotland, with house prices rising and housing supply falling. It cited figures showing that 19,288 homes were built in Scotland in 2024-25.
