PM Data Services – the team behind digital broker Property Master – has launched Genie, a sourcing platform designed specifically for buy-to-let advisers.
There are more than 100 active buy-to-let lenders and thousands of products that change daily.
Genie collapses the workload into a single case entry, pulling together product pricing, lender criteria and lender-specific affordability rules into one search.
The platform assesses products from the full buy-to-let universe, including standard buy-to-let, expat and holiday let mortgages, HMOs, MUFBs and large-portfolio cases.
UNDERWRITING RULES
Genie automatically applies each lender’s detailed underwriting rules – from tax status and personal income to limited company structures and portfolio size – before producing a prioritised list of viable options, complete with maximum loan amounts, total initial costs, fees and ERCs.
For advisers used to navigating conflicting criteria tables and hidden affordability thresholds, the tool’s transparency will likely be a key attraction.
Every search includes a lender-specific breakdown of how affordability has been calculated, and a dedicated Insights tab explains why products have been accepted or excluded. Brokers can also download client-ready evidence packs directly from the platform.
API VERSION
While Genie is available as a standalone desktop tool, PM Data Services has also built an API version for networks, fintechs and larger brokerages.
This allows firms to embed the same affordability engine – including full background portfolio stress-testing – into their existing CRM or sourcing workflows.
Key functionality includes a full breakdown of product eligibility and ineligibility; automatic generation of professional evidence packs; full transparency on lender-specific affordability models and standalone access with no API or enterprise commitment required.
