Paragon Bank has agreed a £30 million facility to support Beechcroft’s delivery of 95 assisted living apartments for the over 55s at Wilton Park in Beaconsfield, marking the pair’s second development partnership.
The funding enables construction to begin imminently, with the first homes expected to be released for sale in winter 2026 and full completion scheduled for 2028.
The scheme sits within a wider masterplan that will also deliver a 75-bed nursing home, open-market housing, a nursery, cafe and sports pitches.
The Wilton Park apartments will be built to Beechcroft’s ‘Healthihouse’ specification, featuring en-suite bathrooms, anti-bacterial coatings on door handles and light switches, non-porous worksurfaces, hygienic bathroom wall panelling and whole-house ventilation delivering filtered air.
Residents will also have access to EV charging, communal gardens, underground parking and a dedicated lounge intended to serve as the social centre of the development.
Set within more than 75 acres of landscaped parkland on Gorell Road, the scheme is around a mile from Beaconsfield town centre. The area offers access to supermarkets, independent shops and restaurants, as well as strong transport links.
Services to London Marylebone can take as little as 25 minutes from Beaconsfield station, while the M40 lies within two miles. The Chiltern Hills and Burnham Beeches nature reserve are also nearby.
The scheme arrives amid acute demand for later-living accommodation in Buckinghamshire. The county’s ageing population and a confirmed shortage in housing land supply — with nearly 69,000 new homes required to meet projected demand — underline the need for specialist provision.
Beechcroft’s project is positioned not only to serve older residents but also to help release larger family homes back into the local market.
The deal was led for Paragon by Oliver Powlesland, senior relationship director, with support from portfolio manager Amanda White.
