Yorkshire Building Society has launched its lowest ever two-year fixed rate mortgage at 3.09%, as well as reducing some fixed rate deals by up to 0.40%.

One-year fixed rates begin at 2.99% (up to 75% LTV) with a fee of £195, two-year deals start at 3.09% (up to 60% LTV) with a fee of £1,195 and three-year fixed rates begin at 4.14% (up to 75% LTV) with a fee of £495.

The new mortgages all have free valuation and legal fees for remortgage customers and offset versions are also available.

Tom Girling, product manager for mortgages, said: “This is the third time we have cut rates this year making mortgages even more affordable for those looking to get onto the property ladder or who are ready to move their mortgage to a new more competitive deal.”””
