Tuscan Capital funds refurbishment of historic hotel

Tuscan Capital has announced the completion of a £892k medium refurbishment funding deal which will update the historic Brookhouse Inn Hotel in Staffordshire into modern residential spaces.

The Brookhouse Hotel covers three buildings, is located in Rolleston and spans 2.81 acres including a large car park, gardens, and a rear paddock. Originally built in the 17th century as a farmhouse, the hotel began trading in 1976.

The redevelopment involves converting the Grade II-listed Main House into seven modern apartments. The Coach House will be developed into three, two-three-bedroom houses, and the Brookside Barn will be turned into a standalone, two-bedroom house. This project was undertaken in collaboration with 2XL Commercial Finance.

Darren Willoughby, managing director of 2XL Commercial Finance, said: “Thank you to Carl Graham and everyone at Tuscan for your hard work on this recent completion. The terms issued were competitive and timely, and the consistent updates from start to finish made working with the team a real pleasure. I can genuinely say the team was excellent throughout, and I look forward to working with them again.”

Carl Graham, regional director at Tuscan Capital, added: “This is a unique property, with opportunities for redevelopment across three buildings, and with its age and the fact it has been vacant for some time, we needed to provide funding which was bespoke and unique to its nature, and what the developers plan to do.

“I’m pleased to say that by working closely with 2XL Commercial Finance, and by having our individual approach to underwriting, we were able to present acceptable terms and the deal completed in the desired timescale.

“These are the types of deals we excel at, and if any adviser or broker has a similar client requirement then they should certainly contact the Tuscan team to see how we can help provide the finance clients need.”
