Terraces and flat more likely to be repossessed

Terraces will account for 40% of all UK repossessions in 2011, according to predictions by servicer HML.

It predicts there will be 13,193 repossessions of terraces, 8,107 flats (24%), 6,916 semis (21%) and 5,042 detached homes (15%).

HML’s regionally based forecast is produced from analysis of 320,000 live mortgage accounts.

Regionally, London shows the greatest variation from the UK as a whole with flats accounting for 52% of repossessions (2,176) and detached homes just 4% (147).

In the North West, terraces account for 50% of the properties at risk of repossession (1899) while in Wales the percentage of flats at risk drops to 9% (181).

Overall, HML predicts 33,258 properties will be repossessed this year in the only forecast to break down repossessions by region and property type.

Northern Ireland is forecast to experience the worst overall rate of repossessions in the UK (0.83%). Proportionally, more semis will be repossessed than the national average (27% against 21%) and detached homes (20% against 15%).

In the South West, where the risk of repossession is lower than anywhere else in the country (0.18%), a higher proportion of detached homes will be repossessed than average (21% against 15%) and a lower proportion of terraced homes will be taken into possession by lenders (35% against 40%).

HML’s chief commercial and finance officer Neil Warman said: “Our forecast shows terraces and flats across the UK are generally more at risk of repossession than detached and semi-detached homes.
