Specialist mortgages to become the norm

As we look ahead to 2025, the specialist mortgage market is set to play an increasingly pivotal role in the wider financial landscape.

The latest findings from the Pepper Money Specialist Lending Study provide a clear signal that demand for specialist lending is accelerating. This year’s study reveals that a record 15.4 million people in the UK have experienced adverse credit at some point in their lives. That figure, which equates to 29% of the adult population, represents the highest number ever reported by Pepper Money since they began tracking this data five years ago.

Perhaps even more notable is the fact that 8.4 million people—16% of adults—have experienced adverse credit in just the last three years. This marks a 21% increase compared to 2023 and highlights the growing financial pressures many households face in the current economic climate.

Additionally, the report says that nearly half (46%) of those who have missed a credit payment report going on to miss multiple payments, further compounding the challenge of securing traditional mortgage products.

This trend underscores an increasing trend for customers with more complex financial circumstances. High street lenders, often bound by more rigid criteria and automated decisioning, are not always able to meet the needs of borrowers with even minor adverse credit histories. For these individuals, specialist lenders provide a lifeline—offering tailored solutions that take a more nuanced view of financial circumstances.

For brokers, this creates a unique opportunity. Specialist lending is no longer a niche segment; it is rapidly becoming a cornerstone of the mortgage market.
