Simplybiz Mortgages and FIBA expand specialist panel with two sourcing platforms

Simplybiz Mortgages and the Financial Intermediary & Broker Association (FIBA) have added Brickflow and Provide to their Specialist Property Finance Panel, widening access to sourcing across bridging, development finance, specialist buy-to-let and commercial mortgages.

The two organisations launched the joint panel in January as part of a broader push to support advisers working across more complex areas of property finance.

The latest addition means members can now use Brickflow and Provide to search across the specialist property finance market, including bridging, development finance, specialist buy-to-let and commercial lending.

Simplybiz Mortgages and FIBA said the panel already gives members access to training, education, information on the Certified Practitioner in Specialist Property Finance qualification, and a simplified panel of lenders.

The inclusion of the two sourcing partners adds another layer of support for firms looking to broaden their proposition.

Brickflow, an existing FIBA partner, says it offers instant access to a panel of more than 160 lenders and close to 2,000 product variations. Provide, which also already works with FIBA, said it gives users access to property and business finance options across the main specialist lending areas and can return up to 200 lending options in seconds.

Martin Reynolds (main picture), chairman of FIBA, said: “We have been keen to provide existing and future panel users with the support, tools, and technology they need to deliver good customer outcomes, allowing them to approach client requirements with confidence.

“We know this is particularly important to the firms who have told us they are currently taking steps to diversify their business models to meet more client demand.

“Sourcing technology delivers many attributes, with speed and efficiency the most obvious. The addition of two platforms, Brickflow and Provide, additionally offers users choice and flexibility, and we thank both teams for their support.”

Miranda Khadr, founder of Provide, added: “Having supported FIBA members for a while now, we are delighted to become an integral part of the Specialist Property Finance Panel, where we will be able to support Simplybiz Mortgages members in the fulfilment of their clients’ specialist requirements.

“Using technology that supports the sourcing of deals across a range of defined complex areas, backed by an expert support team, will ensure members with be able to meet client requirements across semi-commercial finance, commercial finance, bridging, development, and refurbishment requirements quickly, and without any hassle.”

Frazer Campbell, co-founder and chief revenue officer at Brickflow, said: “We’re delighted to be joining the Specialist Property Finance Panel as a sourcing partner and to further strengthen our longstanding relationship with FIBA.

“At Brickflow, our focus has always been on simplifying and accelerating access to specialist property finance. By connecting brokers to more than 150 lenders across bridging, development finance, specialist buy-to-let and commercial mortgages, we enable advisers to search the market efficiently, compare options transparently, and secure the right outcomes for their clients in minutes.

“In 2025, we facilitated £1.2bn in approved lending through our platform; we are looking forward to building on this and playing our part in equipping Simplybiz and FIBA members with the tools, speed and confidence they need to navigate complex cases and deliver consistently strong client outcomes.”

For advisers active in specialist lending, the move underlines the growing focus on technology and training as firms look to handle a broader mix of client requirements across property finance.
