RAW Capital Partners marks £200 million AUM milestone as lending growth accelerates

RAW Capital Partners has passed £200 million of assets under management, just four years after reaching the £100 million mark.

RAW Capital Partners has surpassed £200 million in assets under management through its RAW Mortgage Fund, marking a significant moment for the Guernsey-based lender as demand for asset-backed investments continues to rise.

The milestone comes as the firm reports its strongest lending year to date, with volumes by September already exceeding the total advanced across 2024.

The RAW Mortgage Fund, launched in 2015, provides specialist mortgages to foreign nationals, UK expats and Channel Islanders.

Structured as a cell of RAW Alpha PCC Ltd, the fund focuses on rapid decision-making for cases that mainstream lenders often struggle to accommodate.

It offers institutional and private investors exposure to a diversified portfolio of UK-secured mortgage loans.

The fund is open only to professional or experienced investors, as well as knowledgeable employees. Minimum investment levels vary by share class, from £2,500,000 for the institutional option to £10,000 for the quarterly and monthly dealing classes. Redemption requires notice of six, three and one month respectively.

DECADE OF RETURNS

Since inception, the fund has delivered positive monthly returns for 10 consecutive years. Over the 12 months to 1 October 2025, net returns reached 7.13% for Institutional A Shares, 6.60% for Quarterly Dealing A Shares and 5.74% for Monthly Dealing Shares.

RAW Capital Partners emphasises that past performance is not a guide to future returns. Investment values and income can fluctuate and capital is at risk.

The firm is now targeting £500 million in assets under management within the next two to three years, underpinned by what it describes as sustained appetite for stable, asset-backed investment strategies.

Alongside its investment growth, the company says 2025 is proving to be its strongest lending year. More than 30 staff across London, Southampton and Guernsey have contributed to activity that has already exceeded last year’s total loan completions.

“For a decade now the RAW Mortgage Fund has enabled non-UK residents participate in the UK residential property investment.

“It’s these qualities and the efforts of a brilliant team that have allowed us to double the size of the fund in the past four years.

“But we’ll not be taking our foot off the accelerator; we’re setting our sights on the ambitious goal of £500 million in AUM within the next three years.
