Quantum Mortgages set to expand into specialist residential lending

Quantum Mortgages is preparing to enter the specialist residential mortgage market, extending its lending proposition beyond buy-to-let and bridging finance.

The specialist lender will begin with a pilot launch involving a selected group of intermediaries in Q1 2026, before moving to a wider rollout across its existing distribution network.

This will include network appointed representatives, directly authorised intermediaries, mortgage clubs and a limited number of packager firms.

The move builds on Quantum Mortgages’ focus on flexible underwriting and pragmatic decision-making. Its specialist residential range will be aimed at borrowers with more complex circumstances, including those with irregular income profiles, self-employed and contract workers, and applicants with less than perfect credit.

The proposition will also cater for borrowers with significant adverse credit who are seeking to rebuild their credit profile.

To support the expansion, the lender has secured an additional £1 billion funding facility from funds managed by global investment manager AB CarVal. This will sit alongside its existing £1 billion buy-to-let facility and is intended to provide long-term funding certainty as Quantum looks to grow its presence across specialist lending.

Quantum said the new residential proposition is designed to respond to rising demand for more tailored mortgage solutions in a changing housing market. It will also open up access to affordable housing schemes, including shared ownership, equity loans and Right to Buy, for borrowers who have historically been excluded from these routes because they fall outside mainstream lending criteria.
