Investec provides £54.6m for office-to-residential conversions

Investec has arranged a £54.6 million club facility for Signal Capital Partners to support the refinancing of two Build to Rent schemes converted from redundant office buildings in southeast England.

The loan, structured in partnership with Allied Irish Banks, backs developments in Sutton and Aylesbury that together deliver 310 new rental homes. The transaction marks the first collaboration between Investec and Signal, a London-based private asset manager, and reflects growing lender appetite for projects that combine residential repurposing with sustainability goals.

Sutton Park House, located adjacent to the train station in Sutton’s town centre, now comprises 149 rental units. Shared amenities include co-working spaces, a gym and wellness centre, residents’ lounge, cinema room and rooftop terraces. Forty-six of the homes are allocated as affordable units, aligning with local housing targets and ESG objectives.

The second site, in Aylesbury, delivers 161 apartments in a key commuter town less than an hour from London Marylebone. The development is part of a broader £5 million regeneration strategy aimed at reviving the town centre and putting dormant buildings back into productive use.

Sebastian Walley, from Investec’s real estate team, said the schemes tackled two of the market’s pressing needs: “These projects directly address the critical undersupply in the UK of high-quality rental homes in well-connected urban locations, as well as the acute requirement for more affordable housing. Whilst not always possible, transforming existing buildings is significantly more carbon friendly than ground up development, and this approach typifies our commitment to supporting sustainable urban regeneration and our ability to structure creative, flexible solutions to meet complex borrower requirements.”

Henry Gray of Signal Capital Partners described the deal as a “significant milestone” in the firm’s UK Build to Rent strategy, noting strong interest from lenders. “This was our first transaction with Investec, who proved a reliable partner and demonstrated a commercial approach throughout the execution process,” he said. “We look forward to working with their team on other opportunities in the future.”
