HTB partners with Enness Global on complex £11.5m refinance

Hampshire Trust Bank (HTB) has provided a refinancing facility of c. £11.5m for a converted office building in West London.

The property, which consists of 55 luxury apartments, came with a complex ownership structure and title documentation.

The transaction needs significant challenges to be overcome, including multiple Ultimate Beneficial Owners (UBOs) spread across various jurisdictions, ambiguities in planning consents, and discrepancies in the land registry plans inherited from a previous lender.

By working closely with the borrower’s advisers and broker, Enness Global, HTB delivered a tailored solution to meet the client’s long-term investment strategy.

Andrea Glasgow (pictured), sales director – specialist mortgages at HTB, said: “This transaction highlights HTB’s ability to turn complexity into opportunity. By collaborating with Enness Global and the borrower’s advisers, we successfully tackled title discrepancies, planning issues, and a multi-jurisdictional ownership structure, ensuring the refinancing was delivered seamlessly.

“Our proactive and flexible approach allowed us to meet the client’s unique needs while maintaining a sharp focus on their long-term goals. At HTB, we thrive on challenges like these, which showcase the value of our expertise and commitment to brokers and their clients.”

“HTB’s ability to handle the complexities of this transaction, combined with their commitment to delivering a tailored solution, ensured the client received the best possible outcome.

“This is exactly the kind of partnership that allows us to exceed client expectations in even the most challenging scenarios.”

Complex scenarios are where we excel, and this deal reinforces our ability to deliver results through partnership and flexibility.

“It’s always rewarding to work alongside brokers like Enness Global, whose expertise aligns with our mission to support clients at every stage of their property journey.
