Hope Capital introduces no upfront legal undertaking for Scottish bridging deals

Hope Capital Property Finance has launched a no upfront legal undertaking for residential bridging loans in Scotland, following a new partnership with gunnercooke Scotland.

The specialist short-term lender said the move will allow borrowers to progress applications without paying legal fees in advance on loans up to £1 million, in a change designed to remove friction from the early stages of the process.

The initiative builds on a suite of fast-track measures already used by the lender, including the potential for instant or desktop valuations and full title insurance.

Hope Capital said the package is intended to improve speed and certainty for brokers handling Scottish residential bridging cases.

“Funding in Scotland requires a lender with the right expertise, and this new initiative, alongside our partnership with gunnercooke, reinforces our commitment to delivering speed, flexibility, and transparency to brokers and borrowers alike.

“Gunnercooke has been a valued partner on our panel for several years, supporting our work in England and Wales, and it’s wonderful to see our relationship with their team continue to strengthen.

Hope Capital currently offers Scottish residential bridging at a flat rate of 0.85% at 75% loan to value, with pricing applied consistently across projects ranging from light and medium refurbishments to schemes involving more substantial structural work.
