Shawbrook provides £263k bridge in four days

Shawbrook has delivered a £263,000 bridging loan to experienced customer in four days.

Milliard Homes, a property development company, sought a bridging loan for a four-bedroom, mid-terraced HMO, with plans to expand to six bedrooms.

The firm submitted the case via the Commercial Mortgage Practice after it fell through with another lender, due to restrictions on their ability to lend against market value, as opposed to the 180-day value. Shawbrook instead was comfortable lending against the higher market value, which enabled the customer to access more leverage.

The investor, with three existing HMO properties in their portfolio, faced a tight timeline due to a vendor-imposed deadline. Shawbrook’s bridging team quickly expedited the process, submitting the application and issuing a formal mortgage offer within a day. With daily contact and parallel engagement with solicitors, the loan was completed in four working days.

The bridging loan was provided at a rate of 0.79% with a 75% loan to value (LTV).
