RAW Capital Partners provides loan to British expat in Italy

RAW Capital Partners has helped a British national living in Italy unlock equity to consolidate existing debt by providing a small loan secured against a London property.

The Guernsey-based investment management firm, through the RAW Mortgage Fund, specialises in providing tailored financial solutions to foreign nationals, UK expats, and Channel Islanders. It can lend smaller amounts than other firms, starting from £50,000.

With this case, the self-employed borrower had inherited the London property and sought to release equity to consolidate existing debt. The client’s broker had encountered difficulties in securing finance due to lenders’ strict criteria, with the main issues being the borrower’s employment status, the small loan size, and their existing debt.

However, RAW Capital Partners considers each enquiry on a case-by-case basis, and in this instance, following extra KYC checks, the lender was comfortable with the financial circumstances of the expat borrower.

After completing due diligence, RAW Capital Partners was able to issue a loan worth £150,000 at an LTV of 50%.

Ben Nichols (pictured), managing director of RAW Capital Partners, said: “This case demonstrates two qualities that set RAW Capital Partners apart: firstly, that we can provide loans of small sizes that other lenders might shy away from, and secondly, we are experts in lending to under-served segments of the property investment market, including British nationals living abroad.

“As long as no red flags emerge when we go through our extensive KYC process, we will always look for a way of making a deal, and take a bespoke approach to assessing each application as they come in.

“In this case, we saw that the borrower’s financial situation was strong, despite its unconventional nature and some debt they had. So, we were pleased to facilitate the loan promptly, addressing the borrower’s needs and supporting the broker in finding a solution.”
