Molo cuts non-resident landlord mortgage rates by 30bps

Molo has announced a 30 basis point reduction across its non-UK resident buy-to-let mortgage range, with fixed rates now starting from 5.69%.

The new pricing is available to both individuals and limited company borrowers and applies exclusively to overseas-based landlords.

Under the revised rates, one-year fixed products start at 5.69%, while two- and five-year fixes begin at 7.44% and 7.24% respectively. The rate change does not apply to UK residents or expat borrowers, whose pricing remains unchanged.

The updated non-resident products are open to applicants from more than 100 countries, including China, Hong Kong, Singapore, and member states across the EU. Molo continues to accept applications on both purchase and remortgage transactions up to 85% loan-to-value on properties in England and Wales.

Martin Sims, distribution director at Molo, said the changes aim to ease affordability for international landlords while offering greater flexibility in underwriting. “We understand the unique challenges faced by intermediaries working with international landlords – from shifting economic conditions to assisting the safe navigation of UK regulations,” he said.

“Our latest rate reductions sharpen our non-resident pricing, offering greater affordability and flexible options to assist overseas investors looking to access or grow their presence in the UK buy-to-let market.”

Molo’s proposition for non-UK resident borrowers includes the option to use projected rental income or personal income for affordability assessments. The lender also provides support for more complex cases, including houses in multiple occupation (HMOs), multi-unit freehold blocks (MUFBs), and new builds. All borrowers benefit from Molo’s Overpayment Reserve Account, which reduces interest charges by allowing customers to make flexible overpayments.

While non-resident pricing has been adjusted, Molo’s UK resident rates continue to start from 2.83%, and expat buy-to-let products from 5.24%.
