InfoTrack marks 10 years with launch of smart Enquiries tool to tackle transaction delays

Published on

InfoTrack has unveiled a new Enquiries solution designed to streamline one of the most time-consuming and frustrating parts of the conveyancing process as the firm celebrates its tenth anniversary as a leader in digital property innovation.

The tool, launched today, enables conveyancers to generate focused, matter-specific questions quickly, helping reduce delays that often begin during the enquiries stage of a transaction.

The launch comes amid growing frustration across the sector: a 2025 industry survey found that 57% of conveyancers believe the relevance of pre-contract enquiries has declined in the past year, while 66% report an increase in volume, contributing to the average residential transaction now taking 19 weeks to complete.

Developed in close collaboration with conveyancers, InfoTrack’s Enquiries solution automatically analyses Title Registers, TA forms, search results and LPE1s to generate intelligent, CQS-aligned enquiries without the need for time-intensive manual review.

CONVEYANCING ASSOCIATION PROTOCOLS

Each suggestion is mapped to Conveyancing Association protocols, designed to cut out vague, excessive or non-compliant questions that can stall progress.

Conveyancers retain full control of the process, with the ability to review, edit or remove any questions before sending them, helping to ensure clarity and reduce unnecessary back-and-forth.

Toby Clench, Head of Conveyancing at Kidwells Solicitors, said: “InfoTrack’s Enquiries offering has been a breath of fresh air. Being able to generate focused, relevant questions without trawling through every document is already saving our team hours each week.

“Because it’s shaped by conveyancers, it actually reflects how we work day to day. The result is fewer delays, better conversations with the other side, and confidence across the team that we’re raising the right enquiries, right from the beginning.”

TRANSFORMING DIGITAL CONVEYANCING

The launch is part of a broader celebration of InfoTrack’s 10-year journey transforming digital conveyancing. Since 2014, the company has introduced a suite of integrated tools that reduce administrative burden and improve transaction visibility, while supporting firms’ compliance with regulatory standards.

Louise Edwardes, Head of Product at InfoTrack UK, added: “As we mark 10 years of digital conveyancing, it’s fitting that we’re launching a solution shaped so closely by the conveyancers we’ve worked alongside.

“The enquiries process is one of the most frustrating and time-consuming parts of a property transaction.

“Enquiries has been built to enable firms to get off to the best possible start by generating relevant, best practice questions faster, while keeping the user firmly in control.

“We’re grateful to our partners who helped shape the solution, which we know will deliver real impact from day one.”
