Alternative Bridging Corporation has completed a development loan within two weeks.

Alan Perry, a property developer in Essex, was due to purchase a property for redevelopment in Ongar. He had made arrangements for the required balance of purchase funds but two weeks before he was due to complete a change of plan required a new lender.

Perry said: “James Bloom and I have a very long-standing relationship, so when I needed to complete on a property purchase in Ongar within two weeks, I knew to approach Alternative Bridging.

“Within the initial 24 hours, James and the rest of the team at Alternative Bridging had provided full Heads of Terms, instructed their legal team, and arranged for the valuation to happen the next working day. The speed, commitment and extremely professional service that I received from the Alternative Bridging team was second to none. They ensured the funds were available allowing me to complete on time. I look forward to working with James and the team again very soon.”

Bloom (pictured), director of Alternative Bridging, added: “The short-term lending market is all about relationships, I have worked with Alan on numerous occasions and as soon as he mentioned the case to me the team sprang into action. We knew we had a very tight deadline which suited us fine as we are very used to working quickly and we are organised to deliver fast finance.

“We have been in business for 30 years and have completed numerous cases against the clock, we have the processes and systems to move quickly which enables us to solve problems for our property industry clients.

“We were delighted we were able to complete the case within two weeks, which shows what we can do for a motivated borrower with an efficient solicitor. There are new lenders joining our great industry on an almost monthly basis but personal relationships and tried and tested processes combined with knowledge and experience just can’t be beaten.”
